What Affects Pricing

  • Location is usually one of the most important factors when a buyer is looking for a property and will often influence the price that buyer is willing to pay.
  • Curb appeal and interior appeal- are there visible exterior repairs needed, such as fixing broken doors, downspouts, roof, painting, etc? Are there holes in walls or any other fixable issues? Even a small job may seem like a huge one, so it is best to ensure that whatever is broken and unsightly is fixed before selling.
  • Comparables take a lot of factors into account, so if your home is comparable to recent sales and to other similar properties currently for sale, this will also enhance the appeal of your property.

What Happens After You Accept An Offer?

  • Once a home has received an accepted offer, there are still several steps to go through before moving day.
  • Both the buyer and the seller usually will hire a lawyer or notary public to prepare the documents necessary to transfer the legal ownership.
  • "Closing Day" is the agreed upon date when the property will be legally transferred from you to the buyers. This is usually set during the offer acceptance procedure.
